Gerrard-Carlaw South: Housing, jobs and coastering
The Gerrard-Carlaw South Toc is located in the Carlaw Avenue and the 10 Dickens Street 388 and 10 Dickens Street and is delivered:

1,300 new residential units, including affordable living opportunities.

30% of the units designed as 2 or 3 bedroom houses, suitable for families.

13,000 m² of new office, retail and commercial space that create ~ 460 jobs.

1,450+ bicycle parking spaces to promote active transport.

Municipal interior and external application rooms for improved viability.

Inheritance that maintains the original facade of 388 Carlaw and its historical smoke stacks.

Sustainability measures, including green roofs and compliance with the Green Standard in Toronto.
The project will be structurally integrated into the future Gerrard station in Gerrard, which improves direct connections to several transit modes and improved access to pedestrians to the environment.
Gerrard-Carlaw North: Parkland, retail and a new community street
On the northeastern corner of the Gerrard Street and the Carlaw Avenue, the Gerrard-Carlaw North Toc is said to be:

A new grocery and retail and community equipment.

225 new jobs, supported by office and business premises.

7,810 m² of new public areas, including almost a hectare dedicated parklands.

A new public road that connects Pape Avenue with the Carlaw Avenue and improves mobility for pedestrians and vehicles.

Over 1,000 parking spaces for bicycles that support sustainable means of transport.
The proposal is as a complete community with green spaces, shops and transit in just a few walking distance.
A twin site transit hub for riverdale
Together, the North and South and South would add:

Over 2380 new houses in steps of the future Ontario Line Station.

685 jobs that promote local economic activity.

Extended public parks, squares and bicycle infrastructures that improve walkability.

Direct access to the transit, linking of Riverdale to the city center of Toronto and the surrounding communities via the U -Bahn, bus and street car.
The province of Ontario is still involved with the residents. The second virtual open house for Gerrard-Carlaw South took place on September 26, 2024 and concentrated on the zoning of changes, the inheritance and the integration of urban design. Planning applications for both locations are checked at the city of Toronto.
