Vision unveiled for sustainable development of 194 homes in Hill Street Dundalk

real estate development company, Cabriz Ltd is pleased to announce the submission of a planning application for an innovative housing development in Hill Street, Dundalk.

This landmark project, it is said, comes at a critical time as the housing crisis requires quick and thoughtful action and the proposed development is consistent with both local and national housing policy and delivers much-needed homes while adhering to sustainable and inclusive design principles.

The proposed development features:

Located on a 3.05-acre site between Hill Street and Avenue Road, the project's priorities include:

  • Connectivity: Integration with Dundalk's existing Greenway, providing pedestrian and cyclist friendly routes to nearby amenities including local shopping centers and public transport hubs. A public walkway will be created through the site, preserving and upgrading the existing greenway to create a seamless connection between Hill Street and Avenue Road.
  • Public and communal spaces: Over 20% of the site is dedicated to open and recreational space, including riverside walkways, natural play zones and informal sports areas along the Blackwater River.
  • Flood protection: The development includes a dedicated spillway area for the Blackwater River and demonstrates a proactive approach to environmental resilience.

Cadiz Ltd says that tThe planning application has been drawn up following extensive pre-planning discussions with Louth County Council, which he adds has ensured the proposed project is consistent with local development objectives and takes into account feedback from key stakeholders. The project was developed in collaboration with a team of experienced consultants including Douglas Wallace Architects, OCSC Consulting Engineers and Stephen Ward Town Planning & Development Consultants Ltd.
