Masterplan drafts for a mixed-use development in Thessaloniki, Greece have been revealed. Foster + Partners has been appointed by developer Dimand to transform the historic FIX Brewery, a landmark of Thessaloniki's industrial heritage, into a dynamic urban project offering vibrant public spaces, new homes, hotels and a range of cultural facilities. Located on the seafront at the city's western harbor gate, just a few minutes' walk from the city center, the project will be part of a broader regeneration strategy for a transforming Thessaloniki.
Michael Jones, Senior Partner at Foster + Partners, said: “FIX Thessaloniki will be a major catalyst for urban regeneration across the city. Our design leverages the historic landmarks of the former industrial site to create a new destination with vibrant public green spaces and state-of-the-art amenities. Incorporating a pedestrian and cyclist friendly public space will maximize the area's connectivity, civic and cultural potential.”

Our design is informed by the significance of the site and honors its industrial heritage through the use of earthenware bricks, exposed concrete vaults, industrial-inspired windows and a form that reflects the evolution of the former FIX brewery over time.”
The landscaped public square is defined by a central water feature and flanked by green spaces. It connects the base of the new hotel and residential buildings, which stand next to each other. The hotel has terraces overlooking the public space, while the adjacent apartment block offers sea views and incorporates landscaping with shaded green terraces into the development's design. The office's master plan will also transform the former FIX brewery into a cultural center, with art galleries, museums and dining areas in the former industrial buildings.
Each room is designed to create unity between outside and inside. The terraces are an extension of the indoor living areas. Their vaulted ceilings provide sufficient shade and protection from the elements while also offering residents and guests the necessary privacy. By sensitively incorporating elements from the brewery's vernacular from the 19th century, such as: B. the red brick facades, vaulted ceilings and metal-framed arched windows, the architectural language of the site's history is integrated into the future of the facility, creating a harmonious dialogue between the two.
This development, a tribute to Thessaloniki's heritage and culture, will contribute to efforts to create sustainable architecture in keeping with the changing nature of the city itself.
